But tucked inside all that alphabet is a genuinely useful piece of news, especially if you’re eyeing up a brand-new home in Hawke’s Bay.
There are two numbers to factor in for every property listing. There’s the one in big bold font at the top, and there’s the actual number, the one that quietly reveals itself over the years through leaky gutters, surprise re-wiring quotes, and a heat pump that sounds like a possum doing laps in the roof cavity at 3am.
Somewhere in most family homes there’s a bedroom that has quietly stopped being a bedroom.
